Seller Marketing Plan

  • 01. Property Enhancement

    We will walk through the house together and make specific suggestions on what could be done to improve the value of your home through “buyer’s eyes”.

  • 02. Service Providers

    We will prioritize what needs to be done according to your budget, and I will help you find the service providers to complete those tasks.

  • 03. Pricing

    Pricing. I will assist you with pricing your home based on a comparative market analysis. This will help you to set the best price for your home under current market conditions.

  • 04. Photography

    I offer and pay for your home to be professionally photographed and videoed. Aerial and drone photography when appropriate.

  • 05. House Measurements

    I offer and pay for the services of a licensed appraiser to measure the heated and cooled living area of your home to establish square footage (if you do not already have an existing appraisal with square footage sketch).

  • 06. Home Book

    I will prepare a professional binder containing everything an interested buyer will want to know about your home – improvements, school information, utilities, homeowners’ association, flood zone, etc.

  • 07. Brochure Book

    I will create professional books about your property for Buyers to take home with them after showings and help you stand out from the competition.

  • 08. Sellers Report

    An updated report will be sent to you each week to keep you informed about the market activity as it relates to your property. Here are some of the features you will see on your report: Review the showing activity, see website traffic to your listing, view detailed information about average list price, price per square foot and days on market of nearby properties.

  • 09. Lock Box

    I will place a combination lock box on your property to increase showings access to licensed Realtors (this will also give you emergency access when you need it).

  • 10. Yard Sign

    Our sign installer will place one of our plantation-style Latter & Blum For Sale signs on your property.

  • 11. Text Access 24/7

    A text resource will be placed on your yard sign so buyers can instantly get all property photos and details.

  • 12. Multiple Listing Service (MLS)

    Your home’s information will be entered into the MLS, giving your home exposure to 1,500 + REALTORS® in Acadiana.

  • 13. Internet

    Your home’s information will available on REALTOR.com, the nation’s largest real estate web site as well as ALL other syndicated real estate sites (Trulia, Zillow, Latter-Blum.com, Homes.com, etc.) for worldwide exposure.

  • 14. Enhanced Internet Technology

    Your property will be enhanced on REALTOR.com with additional photos and technology so that you will appear earlier on internet searches and receive up to 300% more visitors to your property than non- enhanced listings.

  • 15. Search Subscriptions

    I will set you up on our search system so you will be automatically emailed any new listings that come on the market in your area. This is an automatic way for you to stay up to date on the competition.

  • 16. Hot Sheet to Realtors and Buyers

    Your property information will be sent to all Realtors and Buyers whose search criteria match your home’s parameters on a daily basis. I also send custom listing information to specific agents I know that specialize in your home’s market, regardless of what company they work for.

  • 17. Social Media

    My marketing team will share and pay for the boosting of your home details, photos and videos online.

  • 18. Buyer/REALTOR® Survey

    As part of our showing process, there will be an email survey for REALTORS® to complete and give us feedback on their showing of your home.

  • 19. Licensed Assistant

    My full-time licensed Realtor assistant, Jessie Melancon, will manage the details of your transaction to help ensure that your experience is a smooth one.

  • 20. Consistent Contact

    I will contact you regularly throughout the process to give you an update on the marketing of your home and answer any questions you may have.
